Mortgages for the Self-Employed — Including One Year’s Accounts

Applying as a sole trader, partner, or limited company director with one full year of accounts? Speak directly with an Anderson Reed Financial Services adviser to review which UK lenders can consider your trading history, income structure, and deposit.

One Year’s Accounts Considered: We check criteria across 90+ UK lenders, including lenders that can assess a single full year of finalised accounts or SA302 tax calculations subject to overall underwriting.
Sole Traders, Directors & Contractors: Personal assessment of net profit, salary and dividends, or share of retained company profit depending on lender criteria.
Personal Adviser Review (No Credit Check on Enquiry): Submitting this form requests a callback from a CeMAP-qualified adviser to discuss realistic options and which documents to prepare.
Step 1 of 4 Your Goal

What is your mortgage goal?

Answer four quick questions to request a personal mortgage review from an Anderson Reed adviser. Submitting this form requests adviser contact rather than an instant automated quote, and no credit check is carried out when you enquire.

How Lenders Assess Self-Employed & One-Year-Accounts Enquiries

Supporting self-employed first-time buyers, home movers, and remortgagers across England, Wales, and Scotland.

One Full Year’s Trading History

Lenders that can consider 12 months of finalised accounts or an SA302 and HMRC Tax Year Overview, particularly where you have prior experience in the same industry.

Limited Company Directors

Comparing lenders that assess director salary plus dividends against those that can consider your share of net profit before or after corporation tax.

First-Time Buyers, Movers & Remortgages

Self-employment is how you earn your income—not a separate mortgage product. We match your buying or remortgaging goal to lenders that understand your accounts.

Documents to Prepare Before Applying

Clear guidance on certified accounts, SA302 tax calculations, HMRC Tax Year Overviews, recent business bank statements, and accountant references.

Documents to prepare before speaking to an adviser (1 year’s accounts)

You do not need every document ready before submitting the enquiry form above, but having these to hand helps your adviser check lender criteria accurately:

  • HMRC tax documents: Latest SA302 tax calculation and corresponding HMRC Tax Year Overview covering your full trading year.
  • Finalised company or sole-trader accounts: At least 12 months of finalised accounts (often prepared by a qualified accountant).
  • Recent bank statements: Typically 3 months of business and personal bank statements demonstrating ongoing trading.
  • Deposit or existing mortgage details: Proof of deposit source for purchases, or your current mortgage balance and rate expiry date for remortgages.
