Where an in-person conversation is appropriate, an appointment at the customer’s location can be arranged in advance. Documents can also be prepared and shared through Anderson Reed’s approved process.

Buying on the Lincolnshire coast

Check the individual property, not just the town or postcode.

Coastal property questions can involve flood risk, buildings insurance, valuation comments and the property’s legal use or construction. A location is not automatically acceptable or unacceptable: lenders, valuers and insurers consider the individual property and application.

Home, holiday accommodation or park property?

  • Confirm whether the property is approved for permanent residential occupation.
  • Identify whether it is a conventional house, park home, lodge, chalet or holiday unit.
  • Check occupancy restrictions, any closed season, tenure, site agreement and ongoing charges.
  • Establish whether residential, buy-to-let, holiday-let or specialist finance is the relevant starting point.

A static caravan, lodge or holiday unit may not be suitable security for an ordinary residential mortgage. Legal advice and an appropriate survey may also be needed.

Seasonal or self-employed income

Payslips, P60s, accounts, tax calculations, bank statements, contracts and an explanation of seasonal patterns can help an adviser understand variable income. Lenders do not all assess it in the same way.

Moving or retiring to the coast

Pension income, the proposed mortgage term, downsizing plans, gifted deposits and income continuing beyond retirement may all need individual consideration. Equity-release enquiries follow Anderson Reed’s approved referral process.

Rural and edge-of-town property

Private roads, drainage, agricultural restrictions, land, outbuildings, business use, annexes or more than one dwelling on a title can affect the information and lender assessment required.
